The Golden Visa remains available through the investment routes defined by law. Property acquisition and a simple capital transfer are no longer eligible, and qualifying investments may not be directed, directly or indirectly, to the real-estate sector.

Yes. The Golden Visa remains available in 2026 through the investment routes defined by law; property acquisition and a simple capital transfer are no longer eligible. The routes in force allow investors and their families to obtain Portuguese residence, apply for permanent residence after five years where the legal conditions are met, and pursue a later nationality application once the applicable legal residence period is met.

Non-real-estate collective investment undertakings

Transfer of at least €500,000.00 for units in collective investment undertakings formed under Portuguese law, with a minimum maturity of five years and at least 60% of the investment value placed in commercial companies registered in Portugal.

The 20% low-density reduction applies only to job creation, scientific research and artistic or cultural investment. The qualifying investment must be maintained for five years.

Family residence

Eligible family members may apply without the prior residence period normally required from a sponsor. Under the rules applicable to the Golden Visa, an eligible dependent adult child is not required to study in Portugal, provided the remaining statutory conditions are met.

The Golden Visa requires substantially less physical presence than ordinary residence permits. The specific periods arise from the applicable regulations and should be confirmed for each renewal. The commonly used average of seven days per year should not be presented as wording taken directly from the statute.

The residence period may contribute to a future nationality application under the law in force at that time. The Golden Visa does not itself confer Portuguese nationality or guarantee a later application.

Our process

Step-by-step Golden Visa process.

  1. Legal and tax assessment. We analyse your profile, source of funds, family structure and preferred route (funds or cultural donation), including high-level tax implications.
  2. Selecting and executing the investment. We coordinate with regulated fund managers or certified cultural entities, review documentation, and assist with NIF (tax number) and bank account where needed.
  3. Preparing and submitting the application. We prepare all required documents, translate and legalise where necessary, and submit the application through the official online system.
  4. Biometrics and residence card issuance. You will be accompanied by one of our lawyers to your biometrics appointment at AIMA. We follow up until the residence cards are issued for you and your family.
  5. Renewals and path to citizenship. We assist with renewals, compliance with minimum stay, and later with your Portuguese citizenship application if you qualify. Renewals are granted for two-year periods, subject to evidence that the investment has been maintained and that the other applicable requirements continue to be met.

The D7 visa is based on stable passive income and requires making Portugal your effective residence, while the Golden Visa is based on a qualifying investment and requires substantially less physical presence, as defined in the applicable regulations. The right route depends on how much time you intend to spend in Portugal and on your income and investment profile.
