Typically 7-10% of purchase price including IMT — the property transfer tax (progressive rates from 0% to 8%, depending on value and intended use) — stamp duty (0.8%), notary fees, registration costs and legal fees.
Portuguese law does not impose a general nationality-based prohibition on buying property. The transaction remains subject to tax, banking, land-registry, source-of-funds and anti-money-laundering requirements, and specific situations may carry increased taxation, including certain entities established in privileged-tax jurisdictions.
For urban property, each municipality sets the annual IMI rate between 0.3% and 0.45% of the tax value; many municipalities apply 0.3%. The rate for rural property is 0.8%. Increased rules apply in certain privileged-tax-jurisdiction cases. The rate should be confirmed for the municipality and transaction concerned. IMT (property transfer tax) is a one-time tax paid at purchase, ranging from 0% to 8% depending on the property value and use. Stamp duty of 0.8% also applies.
Typically 2-4 months from offer to closing, depending on financing needs and complexity.
A Portuguese bank account is not generally mandatory, but banking and payment arrangements must satisfy anti-money-laundering and completion requirements. We can assist with the documentation banks request.
Buyer protection depends mainly on legal due diligence and contractual drafting: ownership, charges, licences, planning status, condominium debts and financing conditions. Fire insurance is mandatory for property under the condominium regime, but there is no general compulsory property insurance for every purchase. There is also no general cooling-off period for a property sale; housing-credit proposals are subject to their own reflection rules.
